next possible deal, newbie from nd!

Hello everybody my name is Wyatt I'm new to BP and real estate investing. So I apologize for anything I say that may come across as silly or just straight green horn lingo. I have already started my first deal (via. Wholesale) which has gone very smoothly so far and is set to close next week. But anyways I stumbled upon this seller looking to Lease his home with the option to buy. The home was flooded a few years ago and was completely rehabbed and is in great condition. Going off comps, homes on the same street similar size but look nowhere near as appealing as this one are selling for 140k-160k. The sellers terms as a lease w/option to purchase is 4k down , 800 per month and a purchase price of 78000. The seller moved out of state , but I'm wondering if there's anyway to get it under contract and sell for FMV Or would a sandwich LO be the better route. ANY advice is greatly appreciated and once again I apologize for anything sounding dumb.
