Wholesaling a property with or without a realtor?

I have a property under contract with a seller for 328K.  I have it posted at 338.5K.  I have realtors who want to list the property and I have potential homeowners who want to purchase the property. Do I need to sell it through a realtor?  If so the price will need to be increased to accommodate a realtor's commission.  If not, do I use a regular assignment contract?
