Duplex, Triplex, Fourplex properties in Los Angeles and Orange County

Hi BP community, 

My friends and I are planning to start looking for investment properties in Los Angeles and Orange county. I thought it would be helpful for me if I post a thread here to seek advices from you as to what market (particular area/district) in LA and OC are worth watching for duplexes, triplexes and fourplexes.
