To Bathe or Not To Bathe ?

I am rehabbing a bungalow that's around 1200 sq ft. that is currently 2 bed and 2 baths. Was considering changing one of the baths back to a bedroom as it looks like it originally was.  Is there more value in a 3rd bedroom or a second bathroom ?  If went for the 3rd bedroom I would make the existing bath very nice and it would be large ( approx 100 sq ft or more).   What's your opinion ? And thanks.

Is this a flip or one you will hold for a rental?  If a rental, usually the extra bedroom gets more rent.  Can you put a half bath somewhere so that there is at least an extra toilet?

If a flip, what are the comps for both 2/2 and 3/1?  Go with the layout that has the higher comp values ...
