To Bathe or Not To Bathe ?

Question

I am rehabbing a bungalow that's around 1200 sq ft. that is currently 2 bed and 2 baths. Was considering changing one of the baths back to a bedroom as it looks like it originally was.  Is there more value in a 3rd bedroom or a second bathroom ?  If went for the 3rd bedroom I would make the existing bath very nice and it would be large ( approx 100 sq ft or more).   What's your opinion ? Does the property have a basement to put in a Pittsburgh Toilet?

Is this a flip or one you will hold for a rental?  If a rental, usually the extra bedroom gets more rent.  Can you put a half bath somewhere so that there is at least an extra toilet?

If a flip, what are the comps for both 2/2 and 3/1?  Go with the layout that has the higher comp values ...

lol   I have seen pictures from Cleveland fans before suggesting how they use the Terrible towel.  Definitely a nice comeback.

To bring the attention back to the biggerpockets website, the site owner does encourage members to upload a picture for their profile.  I did a search to see if I could come up with one for you, and this is the one I found.  Perhaps you have another one you like better.  :)
