Selling using Owner finance/ Contract for deed in PA ~ My brain hurts!

I'm thinking of selling my property using land contract.. I've been reading, but haven't found anything that I can make any sense of.  I already understand that i need to see a lawyer about it, but I like to know vaguely what I am talking about before I get there- that way I understand all of his lawyer language.

    All I'm trying to do is a simple land contract where the buyer pays me payments on the property, and if they don't pay, I still have the deed, and I take it back. 

  Can I do it this way, where I can just take it right back if they stop paying on it? Can anyone offer ANY type of advice, knowledge, tidbits, etc... Even the most basic will probably be helpful at this point
