Looking to buy a property on Kauai with multi units

We recently decided to sell our condo in California (still at the very beginning stages) and want to buy some property with multiple units. I was on Kauai looking at property last week and found a lot of them have a main home and a cottage or extra studio.

This is great because we can rent to a family in a 3 bed and then make the extra income and rent to someone looking for a 1 bed or studio. Eventually we would probably keep the smaller unit for us when we go to visit or possibly even move.

I am finding that there are some that are legal and some that are not so legal dwellings.

Is there anyone out there with experience on Hawaii or Kauai renting these types of units?

Would love to hear the good bad and ugly.
