Fourplex Deal Analysis
Looking at a fourplex. Below is the deal so far.
It's in a decent neighborhood and has a new roof this year. Cash flow is more important than Appreciation, but the neighborhood will not go down in value. It's a pretty established area near a small local college.
Thoughts?

Hi Kevin - It looks good to me. One question, are you assuming the property value will be $180K after you fix it? If so, have you tried to negotiate down the price so you aren't paying $191K to hold a $180K property?
