Anyone investing in Philadelphia?

Currently living in NYC, wanted to invest out of state. Wanted to know what the Philadelphia market is like? what neighborhoods to stay out of?  is the market cash-flowing? is it a investor friendly city? is it worth it to invest in Philadelphia. I noticed there are alot of homes under 50k.
