Best way to structure this deal..

Hi Everyone

I have a portfolio of rentals I want to purchase. The price is 375k and the owners are willing to carry for up to 10 years with 20% down. Of course I would like to do as little out of pocket as I can. Oh the monthly rents are 8k.  Any thoughts would be appreciated!
