Closing documents (Seller's signature)

Hello, I am near the end of the closing process but there's a lingering issue.

This property was earlier foreclosed and taken by the bank.

Closing date was yesterday. I met with the seller's closer and signed a bunch of closing documents. Everything seems to be in order except I have nothing that show's a seller's signature. What documents do I need signed by the seller before I go wiring the rest of my down payment to the title company this morning.

Hey Daniel,

I work for an investor friendly title company here in FL. Usually you will get a fully executed copy package of all of the closing documents signed by both you and the seller once all documents are executed by all parties and all funds are in the escrow account of the closing company. Its their job to inform you of what you need to be doing next. I would call them up ask to speak with the title agent handling the file and find out what needs to be done next. More than likely they will give you the final figure you need to bring to the table. Just be cautious and read your documents and commitment. I do courtesy closings for my clients when they have to close at another title company. What that means is I will order a title search to make sure that the title company is doing their job at clearing title. There were a few times we found hold harmless documents to be signed by the buyer saying that they agree to take on certain items effecting title such as a lien. Just be careful,
