Got a property - Doing wholesaling with an Realtor?

I've found a property way under market value, the house is not listed yet, but is being offered by an Real Estate agency. 

House details:

3 bed, 2ba, 1 car garage. Built 1922. Needs some repairs (about 5k). 

Asking Price $35k

ARV 65K

Is there any room for negotiating and get my assessment fee or is it a dead end?

How do I get paid!? How do I tell the agent I am a wholesaling (wanna-be)?
