Wholesaling properties in MD!!

I am a new investor located in the greater area of Baltimore md, within the upcoming weeks I will launch a series of campaigns aimed towards lifting my company off the ground and into the wholesaling market so this post is directed towards all experienced investors who's put properties under contracts and successfully closed with a profit, any beginner tips?? Whether it be on marketing for these specific properties or specific documentation I will need besides a purchase and sales agreement??
