Define location grades

I hear on the podcast from time to time, "A" location, "B" location, "C" location, "war zone"

Can someone help me define these?

To any Washingtonians: Can you use real locations as definitions for me?

My guess is something like this:

"A" Location: (Bellevue, Kirkland, Bothell, some of Seattle) Good schools, high property value, dense population, minimal crime.

"B" Location: (Everett, Lake Stevens, Edmonds, Shoreline, some of Seattle) Good schools, good propery value, some crime, some low income.

"C" Location: (Granite Falls, Tacoma, Rainier Ave, some of Seattle) Mediocre scools at best, low income, mediocre porperty value

"War Zone": (Lakewood, Rainier Ave, some of Seattle, some of Tacoma) Bad Schools, High crime.

Hopefully I didn't offend any Washington people with MY uninformed grades.
