Where to Buy - ID Towns

Question

I am curious to see what kind of analysis folks do to identify cities/towns where they believe are good places to buy and hold or flip. Any insight would be amazing!

This is actually something that I've started thinking about a lot. I've found two websites that I think are pretty useful in terms of studying markets. (But i'd love to hear if anyone has more recommendations)

There are a number of companies that come out with lists each year of the best 10,20,50 etc. cities to invest in real estate within. A few of the metrics they are use are...

• Population growth
• Job growth
• Median House Price
• Average rent price
• Average income
• Percentage of houses owned by investors

I am a longer term buy and hold investor who buys both long and and out of state.

I look at the areas growth potential (preserve my investment) and the supply versus demand for rentals. There is always a natural transient population and a natural group of people who will rent. In areas that have an unnatural large group of people who only want to rent versus buy. That is when you have the "bubble" of high rents to mortgage. This is the area I like to capture. For example, where we live is $400 more expensive than areas 30-50 minutes away because of the federal prisons and military base that brings in shorter terms that don't want to buy.
