Hey Guys I NEED your Help

Hey guys!

I meet with a real estate agent on Wednesday (3/18) to view a property in Hawthorne, CA that I am interested in knowing more about. I just want to make sure I am going about it in the right way. I would like to wholesale the property, which in my estimate really needs to be flipped by looking at the pictures online.

The asking price for the property is $499,500. 

Square footage is 1,566 sq.ft with 4 Bedrooms, 3 Bathrooms (note: there is one bedroom and one bath as a guest house with kitchen and a separate entrance)

The whole lot is 8700 sq.ft. 

What kind of questions should I ask when I meet with this guy?

Is this a deal I should pursue or let go by?

I would like to be professional as possible, because this guy sounds a bit abrasive and intimating over the phone.

Any suggestion on what I should do would be greatly appreciated. Let me also know if you need more info.
