good or bad deal

So here is the deal it is $135,000 owner financed at 5% with $10,000 down over 25 years. We would be paying $730 a month with about  $200 insurance and $120 in property management. It is currently renting for $1,200 a month good deal or bad deal?

I don't see that you accounted for Maintenance, Taxes, CapEx or Vacancy...With those figured in, I would RUN from this deal.
