First Property Under Contract - SFH NW Suburbs Chicago

Hello. I've been trying to jump into wholesaling for awhile now and with the help and guidance of another investor from BP who is much more experienced than me, I have finally put my first property under contract. It is a SFH 3/1 ranch in a prime location in the NW Suburbs of Chicago (Cook County). The home is older and in relatively good shape and was recently rented in its current condition but is now vacant. Could use some minor updates but nothing major.
