Signing on my 1st flip

About to sign on my 1st flip project. 97,500 purchase price 40,000 rehab budget. Total holding cost 7500. All together totaling 145000 Comps in the area are anywhere from 200k to 350k for similar houses with in a 1 mile radius. Down fall is that the ceilings in the home are only 7' tall. Numbers are looking good but do you guys think that short ceilings will turn off a lot of buyers? What is the average net profit on a rehab and flip? Thanks guys!!!
