Alternative/ creative financing question

Hey guys,

Some friends and I have been investing in real estate for a couple of years and we are all approaching the point where banks are no longer able to help us with conventional loans due to our DTI. I have browsed the topic on this forum and there seems to be tons of ideas, but I was wondering if there are more concrete solutions to this dilemma. Does this scenario require more planning and basically start a reserve so that when we come across properties, we have funds available from outside investors? I know the banks will look at a short history of account balances, so do we just need to have funds in these accounts for longer than a few months?

Any advice would be great, but Im really searching for some concrete solutions that work.
