Center Point, AL - Wholesale

I'm working on my first wholesale deal in the Birmingham, AL area and I've got an owner looking to sell property in Center Point. She wants 24k for the property to pay off her mortgage in order to move out of state. I think the price is right, as similar property has been sold in the area for around 50k. My real concern is whether Center Point is an investor friendly area. If anyone has any experience or thoughts on the area, I'd really appreciate any feedback!
