Is this a good deal?

I reached out to one of those quick home buying companies for my personal home and they offered to take over our mortgage payments and give us $12,000.  We owe $161,000 on the mortgage and within the last 6 months, homes like ours, have sold for $191-199,000. That is with updates to the houses.  Is this a good deal for us if we're just trying to sell the house without putting anymore money into it?
