What do I do to help some one that wants to sell their home so they can retire?

I am trying to assist a coworker. He has a home free and clear that he was going to sell for $250k in Independence, MO. He has since dropped the price to 219K. I asked him if he would be willing to take $200K for the beautiful home he has. He would consider it!!!!!.

I am new to this but I want to help this guy out so bad. This would be my 1st entry into the RE field. Where is the formal offer made and how do I set up a contract that will get him the cash he would take for this deal to go through.

I have not done anything to make an offer, other than to see if he would consider my offer. He can be considered a co-worker and a friend. Would some one help me and  him PLEASE?????!!!!!

I would probably refer your friend to a quality realtor.  Have your friend give you a call if the listing expires and the property isn't yet sold.  You could then explore more creative options.  I would try and get them cashed out to take advantage of what is probably a tax-free gain on their primary residence.

 In the meantime, if you need comps run, that quality realtor your referred may be able to help you.  Or if that outstanding realtor has any low equity sellers that they can't help by listing the house, they could refer them to you.  There are realtors on every block.  The key word is GOOD, QUALITY realtor!  Good luck @Anthony Morgan,Sr  !
