Loan questions

I am brand new to this whole thing so please, hold the palm in face for a second, haha. I have contacted a few banks about financing my first home and all of them have told me my only option is a 15 year with 25% or more down. I have read on here that people are able to get an ARM loan in some cases. If this is possible how did you or do you go about finding an institution willing to work with you. I have also read about portfolio loans (from what I have read I am no where near that but it is good to know). Thank you for taking the time.
