you should be able to use any lock box they is an area for showing instructions.i would you have the agent call for lockbox code so you can keep track of vistors

You can use whatever lockbox you want.   In my area many people use Sentrilock but I still use the plain lockboxes you get from Home Depot.   Many of the REO listings do it too. In regards to showing instructions,  yes that can be uploaded into the MLS as well.   My area had a digital appointment scheduler that will give Realtors the combo when they sign up for an appointment.

The flat flee listing service you use should offer an option to use a Supra keybox. Agents can access the box and it keeps a record of every visit to the property. The problem with handing out standard lockbox combinations is they can easily get spread around to other people and then you don't know who has access to the property or has been in it.

Most of my properties will have 2 lockboxes. One Supra box for agents to show the property and one standard box for myself and whoever else may need access.

If you sell FSBO, you can't list your property in the MLS.  At the least, you'll need to use a flat fee lusting service.
