New construction structural warranty transfer in Washington State

Hi

I'm planning on buying an (almost) new construction house in Seattle. Its one year old and therefore I'm purchasing from the current owners and not from the builders.

Does anybody know what the situation is in Washington State regarding structural warranties on new buildings? Will the current owners have a warranty from the builders, if so will it be transferrable to me?  

I can't find any information online about the builders, even if I have a warranty from them transferred to me what if they no longer exist as a company and there is a structural problem that develops within the next few years?
