Conventional loan not available on duplex?

hello,

Recently I have been working with a mortgage officer and real estate agent in hopes of purchasing an income property. The plan was to buy a duplex and move into half of the duplex and rent out the other half along with the SFH that I am currently living in. After finding a duplex that I really liked I was told that if I want to pursue a duplex that I would have to finance it with a FHA loan, but I could do a conventional loan for another SFH. Does this sound accurate or should I be looking for another mortgage officer?

FHA is the only route if you want to put only 5% down on a multi-family
