Multi-Family- 5 Plexes - 5+ units building in Texas

Hi I've been observing market very closing for Multi-Family- 5 Plexes and or 5+ units buildings in central Texas.  I've been noticing that pricing is getting higher and higher in some cases same property asking price doubles within the days. This pattern is not helping small investors like me at all. Wondering, if, someone else also noticing the same thing? can some shed light on this?
