Seattle scenario question on pricing

I am a relatively new wholesaler and I have 2 properties under contract. My broker is listing the properties through the MLS; however, we are not getting much interest. I want to understand if we are pricing the properties correctly and how much would you price them for?

1) Property #1

1612 25th St, Everett, WA 98201

https://www.redfin.com/WA/Everett/1612-25th-St-982...

House is 3bd, 1.75bth, 1600 sqft; has 2 stories, 3 bedrooms upstairs, walk in basement from ground floor.

My ARV analysis puts the house anywhere from $250-280

Have the house listed at $160K

2) Property #2

8329 44th Ave S, Seattle, WA

https://www.redfin.com/WA/Seattle/8329-44th-Ave-S-...

House is a custom built rambler, 3bd, 2bth,  2700 sqft; has a 21K sqft lot and I figure it can support a multiunit, which I've seen in the area or can be short-plotted into 2 lots.

The house is listed for $480

Thanks for the help,

Alex
