First buy and hold

This will be buying and hold. I'm looking for equity around $30.000 with a asking price lower then 100.000. My credit is not good using hard money to close the deal. After purchase will convert hard lender to private lender with lower interest rate for traditional loan. Will take out 2nd loan using equity to finance flip whole sale buy or another rental buy. Any questions or comments?
