Finding a Deal in Portland, OR area

Hi everyone! I'm new to the BiggerPockets community, but I've been listening to the podcast for a bit and binging on the forums. I'm interested in investing in the Portland, OR area where I live, Hillsboro, OR to be more specific. I currently have one rental unit out of state and I'm looking to try a flip for the first time. 

I'm sure that it's been covered in full somewhere and I'm just missing it, but as I search for a deal on a house to flip, what resources are best for finding potential properties? I know some people work with a title company to get a list of notices of default, but I've got questions that go along with that: Is just any title company going to be able to give me what I want? How much do you pay for a relationship like that?  

Any other resources for finding deals before they make it to the MLS that you've found effective?

@Todd Nordstrom  tucker is a good call... he has put a lot of energy into his pod cast and such.. and is a very good builder in his own right.... its nice that he gives back as he does.

also Rarebird monthly events are worth going to as well.

@Garrett Beecher  I have personally only been a speaker at the reias a few years back but I know they are active here as well.

but yes very tight market for fix and flip... a few of the larger builders that got hammered in 08 have gone into infil and rehab ... and they are stout competition...

But as you will see with Tuckers deals they can be had.. they are larger though usually 300 to 1mil
