Sacramento multifamily

Looking for some advice on where to start looking for a 2-4 unit property in Sacramento. I will be using my VA loan and living in one of the units so I'm trying to find the better areas of Sacramento. I know it will be different street by street but am not familiar with the city and the good and bad parts. I am only approved for 260k. Thanks everyone for always helping!

@Branden Smith  Hi, if you haven't found what you want yet, I will be glad to give you advice for free.  I am an expert in the Sacramento market, a real estate broker, and a private money investor.  I can tell you what duplexes are available, which ones might cash-flow, and which ones you can buy under market that need work.  You can use your agent and don't need to pay me anything.
