Need advice

afternoon everyone

Within the past 2 weeks closed in a 6 unit apartment complex in south Florida.   My agent, also my property manager just contacted me and said that there is a 4 unit out of a 6 unit building that is available and its maybe in an ideal situation.   

Basically the family of the units are wanting to get rid of them.   Right now it is tentatively under contract for 37.5K per unit and my agent feels if I come above that I could get them.   They are not rented currently need a little work (about 3K each) but says I can easily rent them for about $1000 each.  

Sounds to go to be true.   Any advice ?   He did hook me up with my recent purchase which was in a similar situation.
