Duplex for sale with a tenant is getting evicted?

There is a duplex for sale in Norwich CT. The owner says he will finance the deal. He wants 44k. The problem is they are trying to evict the tenant. Not sure how to go about this situation. Should I even attempt to buy this house? What's the eviction process?

You can write the contract to state that closing does not happen until the tenant has vacated.
