Selling directly to investors

Hey guys! Need some advice here. 

I have a SFR in AZ with tenants currently in place and their lease lasts until 3/2016. The house cash flows well and is 'turnkey' but I have been saving money and will use the equity in the home to buy another property. So my question is, does anyone have any experience selling an investment property directly to another RE investor without a realtor? If so, where is the best place to find these investors and what is the process to do this?
