Central NJ Rentals...

Anyone killing it with rentals in Central NJ. I am located in Plainfield,Piscataway and looking for my first multi. I have lost on a few deals to cash buyers over the past 8 months. Any suggestions or advice would be greatly appreciated. Seems as if the inventory is not there.
