Help with financing a condo

Need help with financing a condo. I have heard they are different than SF. I could possibly go hard money 1bed 1bath Condo is listed for 90k Repairs/Rehab = 10 to 12K ARV is 135k, rent after rehab should be around 1500/ Month Condo fee = around $400/ month includes: Trash, water, insurance and maintenance plus a storage locker Any ideas?? Thanks

First, talk to a lender and find out if this specific condo can be financed, it's specific to the development, percent of owner occupants, etc.  If you can't finance it now, you can't refi it later.
