how do you buy someone trailer home.

Question

I received a phone call yeaterday about  a women wanting to get rid of her trailer home due to father illness. She gave me an address  but i couldn't find it. Just came up as a trailer park, but now she gave me the number. She inform me that she didn't owe any money on this trailer but she pays 375 in rent. Is this something i can help this customer with or no?

@Quanicka Burr  I've only read a little about mobile homes but I believe it is common to own the mobile home and pay rent for the land the mobile home is on if it is in a park.

Of course!  I would check with the park manager and see what their rules are to be a resident, owner, renter, etc.    Lots of in-park trailers are bought and sold.  Some make it their business model.  If the trailer is habitable and half decent, you could offer $500 moving money and to 'assume' the rental payments in the future if your satisfied about the park rules.

It's like buying a car.  I do UCC title searches to ensure it is clear.  You give them money for the title.   Good find @Quanicka Burr!

@Michael Olesky, thank you! She just inform me that she does own it but pays rent at the location for having the trailer there. So I'm guessing i can still wholesale this like a regular home?

she is wanting to sell it fast. But i have never worked with a trailer home before. She is telling me that she owns the home but pays rent. So this is confusing me. Thats why i ask should i just leave this he alone.

I am confused with what you are asking. If she is looking to sell the manufactured home I would recommend putting it in the local paper or post it on craigslist. That is a typical outlet in my area for this type of transaction.
