Abandoned/Vacant houses

I've been driving for dollars in hopes of finding abandon and vacant houses.

When you find these houses, how do you find out who to contact?

I look up property information on tax counties, some owners are deceased.  What do you do in that event?

Thanks for any tips and secrets!
