Need help evaluating a triplex

Need help evaluating a triplex in Lake City Way, Seattle.  Rental income is $4,100 total.  Property needs updating.  Hasn't been updated since 70's.  Taxes are about 8300/Yr; not sure about insurance.  What is a rough ball park value for this property?  What other factors should I be considering.  Any help is much appreciated.
