These will be low value C properties in blue collar neighborhoods. Target markets are major metros in the Midwest. They will be purchased all cash. The objective is strong cash flow 10%+ cap rate properties.

I'm thinking about buying, fixing and holding some rental properties. Does it make more sense to purchase single family properties or two to four unit properties?
