Looking for a loop hole or clause a miracle anything!

Hello All, 

I know haven't posted much on here I am more of a lurker.  Not sure this even rite place.  Here is our situation my Wife and I are 26 and have 2 wonderful kids.  And I have great job provide well for our family and she is in school.  Here is the deal we found a house we would love too buy and it fits all our needs and more and is close to grandma for babysitting the kids. It was foreclosed on and is currently owned by the bank.  They have dropped the price again.  It is ranch home on 2.3 acres  built in 1974  3 bed 2 full bath 2 car garage.  Asking 96k   zillow estimates 129k   sold in 2011 for 140k   Our road block is we so so freaking close but just trying get our credit scores high enough.  Had 3 different financial advisers tell us should be good to go in 30 to 45 days. Question is how and is there any way to tie up the property or get it under contract so we have good chance on buying this home?  Does anyone know of way or how to tie this home up unit we get loan approved and get our financial line in order.   Any advice or help would be wonderful.

Buy it with Grandma as a non-occupying co-borrower using FHA. Refinance the loan in 12-24 months to take her off.
