Wholesale or trade equity?

This took me 10 years to learn:

ARV 200k. Repairs zero. Contract price 130k.

Wholesale for 10k.  Not bad. I keep 6k after taxes. 

Or.........

ARV 200k. Repairs zero. Contract price 130k.

Trade house for 1m property.  All 70k of house's equity is captured inside next property.
