No Warranty Deed in the Sales History = Problems?

Hi Everyone, I am negotiating a property in Florida with a motivated seller and I noticed that in the sales history of that property there are no warranty deeds. The oldest entry is N/A (not applicable) and the 2 recent entries were QCDs (Quit claim deeds).

Is this sign of a problem for getting a marketable (read "insurable") title for this property?

Any thoughts are welcome.

Yes, property checks off with public records on appraiser's website. I was able to find on the records a certificate of full compliance with code, after they had to correct an expansion done without permit.

Yes, I have reached out to my title company in FL but my title agent is in middle of a closing right now. I will definitely run a title search, as suggested.

Pay for a Prelim Title Report - - this is what the bank and title company would be looking at.

If a few hundred dollars keeps you dry on the docks, it's better than falling into the water filled with sharks.

In Floriada, it shouldn't be a problem, just because of the QCD's.  Title can be insured, as long everything checks out.  Do check the county property appraiser site to be sure their info. on structure/size matches to what's there.

A little more context may be helpful. Construction type is "steel house", which means steel studs with shed type enclosing, and I understood that the sellers built the house themselves, probably with one of those pre-engineered kits, which may explain the initial N/A (not applicable) in the oldest sales history entry. It's different than a builder who incorporates and develops a land and sell the houses afterward with a Warranty Deed.
