NEED HELP

My friends aunt passed away leaving the estate to his mother. The home is worth $70k and I believe $85k is owed on it. They have already found someone to buy land contract but full term of the loan. The bank is trying to force them to have the home moved into her name but also pay the 15k difference and then put 15% down because it is an investment property at that point. The big question is there a way to make this an easy process with 0 out of pocket?
