Hi, I am new to posting here but have been reading and think I am ready to jump in.  We found a property with potential to flip through a friend of a friend and believe we are close to coming to an agreeable price on a town home that is not on the market yet.  They don't have an agent and don't want to pay a commission.  They have talked about getting a lawyer to do the closing.  As a buyer, how would we handle title insurance, final walk through etc? And we will be paying cash, if that matters.
