A word to the Newbies and Long Distance investors, BE CAREFUL of the advice you take, i have seen quite a few posts giving guidance from members that have read all the books, listened to all the pod casts, BUT have never purchased a property ever in their life, this is my biggest pet peeve about this site, while the exchange is great, there is No Vetting to be "Pro" just pay and your a pro, no experience needed. I dont want to be negative, but i fee bad for those taking the advice from inexperienced investors, Kinda like the Blind leading the Blind, no offense to Blind folks.
