CAP rate for duplexes in Worcester mass

1) What is the average CAP rate for a duplex in Worcester?
2) What do you think the Vacancy rate is for your multi family units?
3) How has your experience been so far with the multi family units?
4) Are you guys able to apply the 2% rule in this area? If not, then what do you shoot for? What do you think is the average is?
