Trailer park pursuit

I was given a lead the other day just out of the blue by a gentleman I was talking to at my full time job. The lead was for a 12 space trailer park in Ada county idaho. He said he was walking past the park when the owner and him struck a conversation. The owner told him that he inherited the park but didn't want the head ache anymore. The guy I was talking to owns a commercial rental and doesn't want to pursue the park. I made the mistake of talking to the guys wife who owns the park about buying it. She told me to kick rocks that they weren't selling anything. I am not Done With this one. There must be a little want to sell somewhere. What can I do to further his want? I need to go back and talk to make owner directly, but what else?
