Deposit for Buyers Agent?

Hi Everybody,

I met a realtor at a local REIA event and met with him afterwards to discuss local real estate possibilities. It looks like he has a wholesaler feeding him leads. For him to work with me, he asks for a $500 non-refundable deposit for exclusive right to represent for 6 months.

I am just starting out and this seems odd. Anyone else run into anything like this or have any recommendations?
