How to find homes first

Question

hello all,

I have been running into an issue, it seems that when I find a home I am interested in purchasing, I reach out and they are under contract already. The good is I maybe choosing good properties since there is competition, the bad is others get them first. I usually search online with Zillow and/or Realtor.com or simply just drive around and look for sale and for rent signs. Just wondering if people had any tips on how to get to them first and or would you suggest I connect with a Realtor?

When buying off the MLS a great agent will make or break you. I suggest you find the top volume agents to help you out. Ask around enough and the same few people's names will start popping up over and over again.

I had an agent I LOVED for 2 years, but I couldn't get a deal. I was always too late, and I was only seeing a few deals a week. I finally abandoned my loyalty to him and found an investors agent and within 30 days I closed on a house with her. She sends me lists of everything new on the MLS every single night (at 830pm cuz she's a rockstar) with notes, key codes, and any backstory she knows.

Find a realtor that closes 10+ houses a week, and does almost exclusively investors, and you'll find your deal!

Lastly, make sure you're not wasting anyone's time, or you won't have any agents that will want to make deals with you.

I would seek out a realtor to get access to the MLS because zillo is accessible to millions of investors and the completion is stiff. I was listening to a podcast this morning and a very successful wholesaler said he makes 65 offers a month to close on 2 deals. So if your making less than 50 offers that may also be the reason for not getting deals as well.
